Dear New Yorkers,

The 2024 Good Cause Eviction law was intended to protect tenants in market-rate apartments from exorbitant rent increases and arbitrary decisions on lease renewals. 

But written into the law is a get-out clause, allowing landlords who cite an intent to demolish as a valid reason to boot a tenant to the curb.

But what does “demolish” mean? Take down the entire building? What if a landlord is just renovating a single unit, or a set of units? What if the landlord’s so-called intent runs up against strict landmark and preservation rules?

NYC Inflation Outpaces U.S.

Inflation in the New York area continues to outpace the rest of the country even as the war in Iran sends prices higher everywhere. The Consumer Price Index for the New York region jumped 4.6% in the past 12 months, outpacing the 3.8% increase nationally, which was the highest inflation in more than three years.

With a sharp increase in gasoline prices, energy costs in the region have surged a whopping 24% in the past 12 months as Gov. Kathy Hochul prepares to enact changes to the state’s climate goals she hopes will slow the increase in electricity costs. Normally energy prices increase less in the New York region than in the rest of the country because of the heavy use of mass transit.

Food inflation is especially worrisome for low-income consumers as tougher rules for access to federal SNAP benefits take effect. Grocery prices increased 5.9% in the New York region compared with only 2.9% nationally.
